Thank you for choosing to stay at The Cottage at Paramoor (the Cottage). We are a small, boutique accommodation business located within Paramoor Winery & Farm, and every booking is important to us.

Because we have only one cottage available, cancellations and last-minute changes can have a significant impact on our business and our ability to rebook the dates. Our Booking & Cancellation Policy is designed to make the booking process clear and fair for all guests.

By making a booking at The Cottage, you acknowledge and agree to the following terms and conditions.

Booking Terms

• The Cottage can be booked online through our secure booking system. Online bookings provide confirmation of your reservation and the applicable rate at the time of booking.
• Bookings are subject to availability and are confirmed once payment and/or the required booking details have been received.
• The Cottage accommodates a maximum number of guests as specified in the booking. Only the guests included in the reservation may stay at the property unless prior approval has been provided by Paramoor management (Management).
• Guests are responsible for ensuring that all booking information, including the number of guests and dates of stay, is correct at the time of booking.
• The Cottage is located on a working winery and farm. Guests are asked to respect the property, surrounding grounds, wildlife, animals and other guests during their stay.

Check-In & Check-Out

• Check-in: From 3:00 pm.
• Check-out: By 11:00 am.
• Early check-in may be available by prior arrangement and is subject to availability. Please contact Management before your arrival to request an early check-in.
• Late check-out may be available by prior arrangement and is subject to availability. A fee may apply.
• Guests who remain at the property after the agreed check-out time without prior approval may incur an additional charge.

Cancellations

As The Cottage is a single, boutique accommodation property, cancellations can result in dates that cannot be rebooked.

Our cancellation policy is:

• More than 14 days before arrival: Guests may cancel their booking and receive a full refund of amounts paid, less any applicable booking or payment processing fees.
• Within 14 days of arrival: The full amount of the booking is forfeited if the booking is cancelled.
• Bookings made within 14 days of arrival: Full payment is required at the time of booking and is non-refundable if the booking is subsequently cancelled.
• No-shows: If a guest does not arrive for their booking, no refund will be provided.
• Early departure: If guests choose to leave before the end of their booked stay, no refund will be provided for unused nights.

Where appropriate, Management may consider a date change or credit for a future stay at its discretion and subject to availability.

Date Changes

• Requests to change booking dates must be made directly with Management.
• Date changes are subject to availability and are not guaranteed.
• If the new dates have a higher rate, the difference may be payable by the guest.
• If the new dates have a lower rate, any refund or credit will be at the discretion of Management.

Guests & Occupancy

• The Cottage is available only for the number of guests included in the confirmed booking.
• Additional guests or visitors are not permitted without prior approval from Management.
• Guests must not exceed the maximum occupancy of the Cottage.
• The person who makes the booking is responsible for ensuring that all accompanying guests comply with these Booking & Cancellation Policy and property guidelines.
• The Cottage includes two bedrooms and two bathrooms and is equipped for comfortable stays for couples, families and small groups.

Children

• Children are welcome at the Cottage, subject to the maximum occupancy of the property.
• Parents and guardians are responsible for supervising children at all times, particularly around the farm, gardens, wildlife, animals, dams, vineyards and other areas of the property.
• Guests should be aware that Paramoor is a working winery and farm, and the property contains rural and agricultural areas that may present hazards to unsupervised children.

Pets

• The Cottage is pet-friendly by arrangement.
• Guests must advise Management in advance if they intend to bring a pet.
• Pets must be approved before arrival.
• Guests are responsible for supervising their pets and ensuring they do not cause damage, excessive noise or disturbance to the property, wildlife, animals or other guests.
• Pets must not be left unattended where this may result in damage or disturbance.
• Guests are responsible for cleaning up after their pets.
• Any additional cleaning or damage caused by a pet may incur an additional charge.

The Cottage has a fully fenced garden, making it suitable for guests travelling with dogs, subject to prior arrangement.

Visitors, Parties & Events

• The Cottage is intended for registered accommodation guests only.
• Visitors who are not included in the booking must be approved by Management before entering or staying at the property.
• Parties, functions, celebrations or events are not permitted at The Cottage without prior written approval from Management.
• The property is part of Paramoor Winery & Farm, which also hosts weddings and events. Guests must respect any event areas, staff, contractors and other visitors on the property.
• The Cottage must not be used for commercial activities, parties, events or gatherings without prior approval.

Weddings & Wedding Groups

The Cottage may be available for guests attending weddings or events at Paramoor.

• Accommodation bookings for wedding groups are subject to availability.
• The Cottage is not automatically included with a wedding or event booking.
• Guests wishing to use the Cottage for bridal preparation, photography or other wedding-related activities must discuss their requirements with Management before booking.
• Any additional visitors or members of the wedding party who are not registered accommodation guests must be approved by Management in advance.

Smoking

• Smoking is not permitted inside The Cottage.
• Please smoke well away from open windows and doors, and dispose of cigarette butts safely and responsibly. As the Cottage is located in a bushland setting, extra care is essential to help prevent fire risk.
• Smoking inside the Cottage will result in an additional cleaning and/or deodorising charge of $500

Damage, Breakages & Excess Cleaning

Guests are expected to treat the Cottage and its contents with care and respect.

• The Cottage should be left in a reasonably clean and tidy condition at the end of the stay.
• Guests must notify Management as soon as possible if any damage, breakage or accidental loss occurs during their stay.
• Guests may be charged for damage, breakages, lost keys, missing items or excessive cleaning that is required because of their stay.
• Charges may also apply for damage caused by pets.
• Normal wear and tear will not be charged to guests.
• The guest who made the booking is responsible for any damage or additional costs caused by themselves or members of their group.

Fire & Property Safety

The Cottage includes an internal wood-burning fireplace. Guests are required to use the fireplace and any other facilities responsibly and in accordance with the instructions provided.

• Guests must follow all fire safety instructions.
• Fires must never be left unattended.
• Guests must not move, modify or interfere with safety equipment.

Winery & Farm Environment

The Cottage is located within Paramoor Winery & Farm, a working winery and rural property in the Macedon Ranges. The property includes vineyards, gardens, native wildlife and farm animals.

Guests acknowledge that:

• Rural and agricultural activities may occur during their stay.
• Wildlife and farm animals may be present around the property.
• Guests should remain within designated areas and take reasonable care while exploring the grounds.
• Children and pets must be supervised.
• Guests should not enter restricted work areas, vineyards, sheds, winery facilities or other areas marked as private or restricted.

Complimentary Wine Tasting

Weekend stays at the Cottage include a complimentary wine tasting at the Paramoor Cellar Door, subject to the Cellar Door’s opening hours and availability.

Wine tastings and purchases are subject to applicable responsible service of alcohol requirements.

Liability

Guests and all members of their group are responsible for their own safety and personal belongings during their stay.

While every reasonable effort is made to provide a safe and comfortable environment, guests acknowledge that the Cottage is located on a rural winery and farm property and that normal rural hazards may be present.

Guests are responsible for supervising children and pets and for taking reasonable care while using the accommodation, gardens and surrounding property.

Management’s Rights

Management reserves the right to:

• Refuse or terminate a booking where the property is being used in breach of these terms.
• Require guests or visitors to leave the property if their behaviour is unsafe, disruptive or inappropriate.
• Charge guests for damage, excessive cleaning or other costs resulting from a breach of these terms.
• Make reasonable changes to these policies where necessary to protect the property, guests, staff or business.

No refund will be provided where a guest is required to leave the property due to serious or repeated breaches of these terms.
